CBRE Investment Management
Leading the way in social impact investing, CBRE's UK Affordable Housing Fund (AHF) launched in 2018 and is believed to be the first of its kind. AHF provides long-term capital for affordable housing, key-worker homes, and shared ownership, delivering measurable social outcomes. With over £600 million allocated, AHF has funded 2,432 homes, with the potential to house 7,500 people. Independent audits by The Good Economy ensure a strong track record of social impact. Robust governance with dedicated sustainability professionals further strengthens AHF's commitment to creating to creating positive change.
Cheyne Capital
Cheyne Impact Real Estate's unique approach provides UK affordable housing - on a voluntary basis - at meaningful discounts to market rent within high quality, new-build schemes which have a minimum EPC rating of B. The schemes are always ‘tenure blind’ with no difference in specification or service between market-rate and discounted market rent homes, creating sustainable, inclusive communities. The Good Economy considers Cheyne’s model to be “a best-in-class approach to accelerating the supply of affordable housing, as it does not require government grant funding and exceeds the planning requirements of Section 106 housing.”
Edmond de Rothschild REIM
Edmond de Rothschild REIM is a social impact fund and was the first to bring private capital to the affordable housing sector. It has a 10-year track record of delivering impact for investors, including LGPS, Better Society Capital and Joseph Rowntree Foundation. Last year, it outperformed its benchmark index by 600 basis points, achieved portfolio occupancy of 98% and secured £30 million commitment from second largest UK LGPS, Strathclyde. Marking first deal of new growth phase it acquired 119 newly-built affordable homes in Newbury, providing great example of the role long-term private capital can play in helping to address the UK housing crisis.

We’re leading on sustainability standards, with EPC B+ targets for all the new homes built and our links to Octopus Energy, building stock with close to zero energy bills. Lastly, there’s our innovative co-investment structure, designed specifically to help LGPS facilitate the delivery of affordable homes in their area.
